3 Things to Consider if Selling Your Home in 2H 2023

 

With fewer homes currently listed on the market, the second half of 2023 can be an opportunity for homeowners who have been holding off on listing their homes.  If you're entertaining the idea of listing your home in the next 6 months, make sure to consider these three items:
 
  1. Prepare your home to be listed.  Addressing any deferred maintenance or projects that need to be completed will help eliminate potential buyer objections. Buyers have been more selective with their home searches and more demanding regarding their inspection objections than a year ago.

  2. Consult with a real estate professional on pricing. Pricing strategy is important to ensure that you are generating multiple offers and not chasing a single buyer as the market enters into the retraction cycle through the end of the year.  Properties that aren’t priced correctly are seeing between 1-2 price adjustments and extending their days on the market significantly.

  3. Consider doing exterior photography now.  Having a few photos taken now will ensure your home is showcased in its best light, ideally with green grass, flowers in bloom, and leaves on the trees.
